Three Communities, Three Different Conversations

Delta is really three places. North Delta sits against Surrey and behaves much like it — family houses, a steady stream of first purchases and upsizing moves. Ladner is a village with a working harbour attached and a housing stock that ranges from post-war bungalows to newer builds on infill lots. Tsawwassen is quieter again, closer to the ferries, with larger lots and a good number of long-term owners. The financing questions are not the same in all three.

What ties much of Delta together is that the housing is detached and the lots are generous, which brings a set of lender questions a condo purchase never raises. Most of Ladner, Tsawwassen and North Delta is on municipal water and sewer, but out toward Westham Island, East Delta and the rural edge along Ladner Trunk Road you meet wells and septic fields, and a lender will want evidence that whichever one the property depends on is sound. Larger parcels, land in or adjoining the Agricultural Land Reserve, and properties with outbuildings or any income from the land are assessed differently again — some lenders will finance only a portion of the acreage, and a few will not consider it at all.

Tsawwassen adds one more wrinkle worth knowing before you make an offer. Homes on Tsawwassen First Nation treaty land are leasehold rather than freehold, and materially fewer lenders will finance them. It is perfectly doable with the right lender and the wrong one will simply decline, so it is a question to settle first rather than discover at the application.

The other pattern here is self-employment. A large share of the Delta files I see are business owners, trades and people working around Deltaport and the ferry terminal, and those approvals are won or lost on documentation. The income on a business owner’s tax return is usually well below what the business actually produces; some lenders will work from bank deposits instead, and choosing the right one changes the answer entirely.

Delta Mortgage Questions

Do you cover Ladner, Tsawwassen and North Delta?

All three, along with Boundary Bay, Sunshine Hills, Annieville, Nordel and the surrounding areas. They behave like separate markets — North Delta is closely tied to Surrey, while Ladner and Tsawwassen have their own character and price patterns — but the financing process is the same and I work across all of them.

Does buying near agricultural land change my mortgage?

It can. Property in or adjoining the Agricultural Land Reserve, larger parcels, and homes with outbuildings or income from the land are assessed differently. Some lenders will only finance a limited portion of the acreage, and a few decline these outright. It is very manageable, but it needs the right lender chosen at the start rather than a declined application first.

Is a home on a well or septic system harder to finance?

Not necessarily, but the lender will want confirmation that whichever service the property relies on is functioning — a potability test where the water comes from a well, and evidence the septic field is sound where there is no sewer connection. Most of Ladner, Tsawwassen and North Delta is on municipal water and sewer, so this really applies to East Delta, Westham Island and the rural edges of Ladner. Where it does apply, the list of willing lenders is shorter and appraisals take longer, both of which are worth knowing before you set subject-removal dates.

Does Tsawwassen First Nation land work differently?

Yes, and it is the single biggest financing difference in Delta. Homes on Tsawwassen First Nation treaty land are held on long-term leases rather than freehold title, and far fewer lenders will finance leasehold on treaty land than will finance an ordinary Delta house. Those that do look closely at the remaining lease term, which can also limit the amortization they will offer. It is entirely doable, but it needs the right lender from the outset — so tell me before you write an offer, not after.

I run my own business. What do lenders need from me?

Generally two years of personal tax returns with the matching notices of assessment, plus business financials or bank statements depending on the lender. Because business owners legitimately write down income, the figure on your return is often well below what you actually earn. Some lenders work from deposits instead, which usually produces a better result.

How long does an approval take in Delta?

A pre-approval is usually ready within about two business days of your documents arriving. Full approval on an accepted offer depends on the appraisal, and rural or larger properties can take noticeably longer to appraise than a standard suburban lot. I will tell you at the outset which category yours falls into.

What does a broker cost?

Nothing on a standard residential mortgage — the lender that funds it pays the commission. Private lending or a specialized file can carry a fee, and that number is given to you before any work is done.

Can I refinance to consolidate debt?

Frequently yes, if you have equity. You can generally refinance up to 80% of your home's value, and moving high-interest balances onto a mortgage rate can cut the monthly cost substantially. It is worth doing the arithmetic properly first, including any penalty for breaking your current term, and I will show you both figures.
