Most of Pitt Meadows is farmland, which makes the residential part small, tightly held and quick to move. I compare more than 30 lenders so you are ready when something comes up.
Pitt Meadows is unusual among Metro Vancouver municipalities in that most of it is not built on. The overwhelming majority of the land sits in the Agricultural Land Reserve, which leaves a compact residential core around Central Meadows, Mid Meadows, Bonson and Osprey Village and not a great deal else. That single fact shapes almost every mortgage conversation I have here.
The first consequence is supply. There are simply not many homes, and in a tight month a suitable one can attract several buyers before the weekend is out. An offer backed by a documented pre-approval with a held rate is treated differently from one that is not, so getting your number settled in advance is not administrative tidiness here — it is what lets you act at all when something suitable appears.
The second consequence is that the moment a property is larger than a standard lot, or sits on or beside reserve land, the list of lenders willing to finance it shortens sharply. Some will lend against only a limited portion of the acreage; some require the property to be residential rather than actively farmed; a few decline outright. Out toward Pitt Polder and Rannie Road you also meet wells and septic fields, which add conditions and slow the appraisal. None of this prevents a purchase — it simply means the lender has to be chosen for the property rather than for convenience.
The third is income. Alongside the commuters heading into Vancouver on the West Coast Express, there are farm operators, trades and small business owners whose earnings do not arrive as a salary. Those files are won on documentation, and lenders differ enormously in how they read them — some work strictly from tax returns, others from business deposits. If that is you, the self-employed options are worth understanding before you apply.
The order here is deliberate: in a market this size, the pre-approval comes before the search, not after it.
What you are looking for and roughly when. Nothing is pulled and nothing is signed, and there is no cost for this stage.
Income, credit and debts assessed at the qualifying rate. You end up with a figure a lender will stand behind rather than a range from a calculator.
Documented, with the rate held while you look. In a market with few listings, being able to move the day one appears is worth more than shaving a few basis points.
The file goes to the lender best suited to both you and the property, the appraisal is ordered, and conditions get cleared. Larger lots and anything agricultural take longer here, and I will say so up front.
Instructions to your lawyer or notary through to completion, then a review before renewal so the next term is shopped as carefully as the first.

For anything on acreage, near the ALR, or on a well or septic system, starting at the right lender saves a wasted application and a hard credit inquiry.

Rural and larger properties are slower to appraise. Knowing that before you agree to a seven-day subject removal is the entire point of raising it early.

It can, and in Pitt Meadows it comes up more than almost anywhere in Metro Vancouver because so much of the municipality is in the ALR. Lenders treat land in or adjoining the reserve differently: some will lend against only a limited portion of the acreage, some require the property to be owner-occupied residential rather than actively farmed, and a few decline outright. A standard house on a standard lot in Central Meadows or Osprey Village is unaffected.
Often yes, but it narrows the field. Lenders look at how much of the value sits in the house versus the land and buildings, whether there is farm income, and how many acres are involved. Barns, shops and greenhouses can be excluded from the appraised value a lender will lend against. It is very manageable with the right lender chosen at the outset.
Not in the serviced neighbourhoods, which are on municipal water and sewer. North Meadows and the land out toward Pitt Polder and Rannie Road are a different matter, and that is also where most of the city's acreage and hobby-farm stock sits. A lender there will want a potability test and usually a flow test on the well, plus evidence the septic system is sound — normally the maintenance record and the filing held with Fraser Health under the BC Sewerage System Regulation. Fewer lenders will consider it and appraisals take longer, so both belong in your timeline from the start.
On an owner-occupied home, 5% of the first $500,000 and 10% of anything above that, up to a purchase price of $1.5 million. Above that a mortgage cannot be insured and 20% down is required. Below 20% the mortgage must be insured, and that premium is usually added to the balance rather than paid up front. A rental, or a property with meaningful farm use, requires more.
Because the residential supply here is genuinely small. When a suitable property comes up it tends to attract several buyers quickly, and an offer backed by a documented pre-approval is treated differently from one that is not. It also fixes your budget honestly before you fall for something above it.
Not to the mortgage — lenders care about income, not distance. It changes the trade-off you are making, and it is worth being honest with yourself about transport costs when setting a budget, because they come out of the same monthly money the mortgage does.
Not on standard residential mortgages; the lender that funds the deal pays the commission. Private or specialized lending can involve a fee, disclosed in full before any work begins.
