Agassiz is farming country, and the mortgage conversation here starts with the land rather than with the borrower. It is worth knowing at the outset that Agassiz is not a municipality in its own right — it is a community within the District of Kent, which also takes in Harrison Mills, Kilby, Mount Woodside, Kent Prairie, Seabird Island and Ruby Creek. Zoning questions, permits and property records come from Kent, and Harrison Hot Springs a few kilometres up the road is a separate village entirely.
A great deal of the land around Agassiz sits inside the Agricultural Land Reserve. That governs what can be built and whether a parcel can be subdivided, and lenders take it seriously because it shapes what the property could later be sold for and to whom. In practice: fewer lenders will finance ALR land at all, several will lend only against the house and a limited area around it, and a working operation may need agricultural lending rather than a residential mortgage. None of this makes a purchase impossible. It does mean that sending the file to a mainstream lender first, and discovering the position three weeks later, is an expensive way to learn it.
The valuation question follows directly. Because lenders attribute little or no value to land beyond that limited area, a property can appraise at one figure while supporting borrowing against a much smaller one. Barns, shops, greenhouses and other outbuildings typically fall on the wrong side of that line too. Establishing the financeable figure before you agree a purchase price is the single most useful thing to do on a rural file, and it takes a conversation rather than an application.
Income here is often earned from the land or through a small business, and lenders differ enormously in how they read it. Some take a personal tax return at face value, which penalizes any operation that legitimately reduces declared income; others will look at the business itself, work from deposits, or assess the farm as a going concern. Add wells and septic systems, which bring their own testing and documentation, and a slower appraisal in a market with dispersed comparable sales, and the case for choosing the lender deliberately rather than conveniently is fairly clear. If the plan is to release equity from long-held land, the refinancing options are the place to start.

Not everything here is acreage. A standard house on a serviced lot in Agassiz is an ordinary residential file, and it is worth establishing early which category yours falls into.
Families who have farmed the same ground for generations often hold substantial equity and an outdated mortgage. Refinancing is usually straightforward, subject to the eighty per cent limit on a conventional refinance.
Agassiz still offers ground at prices that have disappeared closer to the city. Those buyers often have not dealt with ALR land or a septic system before, and the questions are worth answering before an offer rather than after.

A potability test on the water and usually a flow test showing the well produces enough, plus evidence the septic system is sound — the filing held with Fraser Health under the BC Sewerage System Regulation for anything installed or repaired since 2005, or the older health authority permit for systems predating that. Expect a shorter list of willing lenders and a slower appraisal than a serviced lot would attract.

A pre-approval is usually ready within a couple of business days of your documents arriving. After an accepted offer the appraisal is the variable, and rural properties take noticeably longer to appraise because the comparable sales are dispersed. I will tell you at the outset which category your property falls into so the subject dates are set sensibly.
