Strata buildings deserve their own caution. Where a complex runs a rental pool, has hotel-style management, or contains a high proportion of units used as short-term accommodation, a good many mainstream lenders decline the category outright regardless of how strong the borrower is. Others will lend at a higher down payment. In a resort village this is a live consideration rather than a theoretical one, and it is far better established before an offer than during a subject period.

Rental income from a second property is treated cautiously in the qualifying calculation, short-term letting is a different proposition from a long-term tenancy for both the lender and the insurer, and a strata may restrict rentals of under thirty days even though it can no longer prohibit longer ones. What down payment will I need?

On a home you will live in, the ordinary tiers apply — five per cent of the first $500,000 and ten per cent above, to a $1.5 million purchase price, with twenty per cent required at or above that. On a second property, expect twenty per cent as the practical minimum, and more where the property has seasonal access or unusual servicing. If you already carry a mortgage elsewhere, both properties are assessed together, so the existing one has to fit inside the calculation too.

How long does the appraisal take here?

Longer than in a city. The village is small, turnover is limited, and the appraiser has to reach into Agassiz and the wider Kent area for comparable evidence, then adjust for proximity to the lake and the servicing arrangement. The figure tends to come back conservative, and if it lands below your purchase price the difference is payable in cash — so allow room for that in both your timeline and your budget.

Is the property on village services or septic?

Both exist, and it changes what the lender asks for. Inside the village most properties are on municipal services. Move out toward Kent and septic systems become normal, in which case expect evidence the system is sound — the filing held with Fraser Health under the BC Sewerage System Regulation, or an older permit for a pre-2005 system. Where there is a well, add a potability test and usually a flow test.

Does using a broker cost anything?

Not on a standard residential mortgage; the lender funding it pays the commission. Recreational files placed with a specialized or private lender can carry a fee, and you would be given the exact figure before any work began.
