The Harrison River hosts as many as ten thousand bald eagles from October through January — reputedly the largest winter gathering anywhere — drawing tour operators and visitors to Kilby and Harrison Mills specifically. Where an owner rents seasonally around that season, lenders read the income cautiously, and BC's provincial short-term rental registration and any municipal licensing rules apply exactly as they would anywhere else — worth confirming before you count on the income.

Waterfront Appraises on Its Own Terms

Can I refinance rural or waterfront property I already own here?

Yes, subject to the usual eighty per cent conventional limit, since a refinance cannot be insured. Expect the appraisal to take longer than it would on a serviced village lot, for the same thin-comparable reasons that apply to a purchase.

Does it cost anything to use you?

Nothing on a standard residential mortgage — the funding lender pays the commission. Rural, recreational or private lending can carry a fee, disclosed in writing before any work begins.
